On Tuesday, The Viera Company asked the Brevard County Commission to push back a vote on whether or not to transmit proposed amendments to the Brevard County Comprehensive Plan as they relate to West Viera expansion. A vote by the Commission determines whether or not proposed comp plan amendments are appropriate for submission to the Florida Department of Community Affairs for review and comment at the state level.
The Commission agreed to the continuance request and has tabled its vote for transmittal until the first quarter of 2008. The additional time allows The Viera Company to continue work with the County in addressing and resolving outstanding concerns which are not directly related to the Comprehensive Plan Amendment process.
The Viera Company feels it’s important to get through some of the technical issues related to our proposals and plans before the next hearing.

Understanding Our Proposed Comp Plan Amendments
The Viera Company has proposed several amendments to the Brevard County Comprehensive Plan related to its West Viera Expansion Plan. If adopted, these amendments will become part of the county-wide plan. The Comprehensive Plan Amendments include:
• Reduction in the Number of Homes: The current Comprehensive Plan allows for 17,289 residential units in the West Viera Expansion Area. The Viera Company’s proposed amendments will reduce the residential units to 11,000.
• Reduction in the Development Footprint: The current Comprehensive Plan allows for 11,567 acres of the West Viera Expansion area to be developed. The Viera Company’s proposed amendments will reduce the development footprint down to 6,455 acres.
• Reduced Traffic Impacts: As a result of the reduction in the development footprint and a reduction in residential units, traffic impacts have also been reduced below the allowable numbers currently provided in the County’s Comprehensive Plan.
• Smart Growth Principles in Place: The Viera Company’s proposed amendments will allow for the design principles of “smart growth” to be utilized within the West Viera Expansion Plan. The amendments will also provide a long-term growth management plan for Central Brevard.
The comp plan amendment process is but one part of a larger development review process for West Viera. The development review process for the West Viera Expansion Plan can be broken down into three tracks: (1) Comprehensive Plan Amendment, (2) Development of Regional Impact, and (3) Planned Unit Development Zoning. Each process has its own set of reviews and approvals. Once each step is taken in all three tracks, the processes will culminate in a single adoption hearing with Brevard County’s Board of County Commissioners.
