Another Step Forward in Fulfilling the Vision

Progress continues in the approval of The Viera Company’s application to complete the Viera community vision. The formal application for the West Viera expansion, submitted to Brevard County in April 2006, has completed an initial review by the county, area municipalities and interested agencies. The master plan for 11,567 acres on the western perimeter of the Viera community will now receive further review which will involve local, regional and state interests. Additional open houses and public hearings will also be held prior to approval.

The West Viera plan includes a balance of protected lands, the Viera Town Center discussed above, residential villages offering a diverse range of housing styles, sizes and prices, and the proposed Rural Development District which will allow unique rural development in limited areas. The plan calls for 44 percent of the expansion area to remain undeveloped, with over 5,100 acres set aside for the Viera Wilderness Park, which will serve as habitat for the area’s wildlife, protect and enhance natural resources and provide continued agricultural operations for A. Duda & Sons, Inc., parent company of The Viera Company. The wilderness park is adjacent to the 44,000-acre River Lakes Conservation Area along the St. Johns River.

“The West Viera expansion fulfills our company’s vision to create a vibrant, sustainable, master planned community based on smart growth principles,” said Steve Johnson, president of the company. “Our goal is to create a balance of urban and rural development, with emphasis on good stewardship of the land and its natural resources.”
