Viera Presents Before County Agency

The Viera Company went before the Brevard County Land Planning Agency (LPA) last week as part of the process to transmit the Comprehensive Land Plan Amendments for the West Viera expansion to the Department of Community Affairs (DCA) in Tallahassee.

The transmittal of the amendments to DCA provides the state agency a chance to review the proposed amendments and provide input.  Transmittal of the amendments is not an adoption of the West Viera expansion plan, but is an important part of the review process.

The LPA wanted to table the vote, but The Viera Company requested a yes or no vote to keep the approval process going. The LPA voted not to recommend transmittal.

Members of the LPA were concerned about some of the details that relate to the West Viera plan.  These details, which revolve around transportation and environment, will continue to be worked out prior to the final adoption of the plan by the county.  This includes an ongoing dialogue with environmental groups.  It is impossible to deliver a final plan at this stage of the approval without the input of the DCA.

Transmittal of the Comprehensive Land Plan Amendments will be taken up next by the Brevard County Commission on December 4.

The proposed Amendments do the following:

  • Reduce the number of homes in the West Viera expansion area – from the 17,000 allowed by the existing Comprehensive Land Plan to the proposed 11,000
  • Reduce the development footprint on the property which reduces the traffic impacts in and around Viera
  • Allow smart growth community planning principles to be used in West Viera


Update: Revised Traffic Analysis Submitted to County

The Viera Company has submitted its revised traffic impact study for the next phase of development of the Viera community to Brevard County along with a response to a study of the traffic analysis conducted by the County’s transportation consultant.

The Viera Company is confident of its revised traffic analysis, which will be reviewed by the county, state and regional agencies.  Based on the revised analysis, The Viera Company will work with Brevard County and the Florida Department of Transportation to develop a revised road improvement plan for the next phase of the Viera development.

The Viera Company has demonstrated its responsibility throughout the development of the Viera community to work with the county to plan and construct roadways to improve traffic flow and provide capacity for our community.  For the next phase of development, the company has committed to underwrite more than twice the amount paid by other developers in the county for the same, per trip, traffic impacts.  We do not believe we should be required to provide four times the amount of other developers, as suggested by the county’s traffic consultant.  

We believe the proposed traffic plan for the next phase of development, which now addresses additional improvements on Wickham Road, provides for a fair and reasonable contribution and will achieve the immediate goals of moving and relieving traffic on some of the county’s most traveled roadways.

Viera Blvd. Overpass Opens

Residents and motorists are happy that the Viera Blvd. overpass, funded and constructed by The Viera Company, opened to traffic on Wednesday, November 21.  An event to dedicate the overpass and present it to Brevard County will take place on Thursday, November 29 at 9 a.m. at the Viera East Market Centre, Viera Blvd. and Murrell Rd.
